Hi there,

The first frost hit last week, and I noticed half the houses on my block still had sprinklers running, which seems like a good way to crack a pipe soon. That's partly why this month's piece walks through what to actually ask during a home inspection, since a lot of first-timers freeze up and forget their questions once the inspector starts talking.

Did your place come with any quirks you only found out about after you'd already moved in?

Service Your Furnace Before the First Cold Snap

Service Your Furnace Before the First Cold Snap
About an hourEasy

After months of running the air conditioner, furnaces sit unused all summer. Dust and pet hair clog the filter, and furniture often ends up in front of vents. A clogged filter makes the system work harder and raises your bill, and can cause it to shut off on the first cold, foggy morning when you need it most.

1
Replace the furnace filter now. Check the size printed on the old filter's frame and write today's date on the new one.
2
Walk through every room and move furniture, curtains, and rugs away from supply and return vents.
3
Turn the thermostat to heat and run it for ten minutes, listening for banging, squealing, or a burning dust smell.
4
Vacuum dust and debris from return air grilles throughout the house.
5
Clear boxes and stored items away from the furnace itself so air can flow freely around it.
6
If you can safely see the exterior vent or flue from the ground, check it for bird nests or leaves blocking it.
When to call a pro. If you smell gas, see a flame that burns yellow instead of blue, or the furnace won't stay lit, turn it off and call a licensed HVAC technician right away.
