Hi there,

The first frost hit last week, and I noticed half the houses on my block still had sprinklers running, which seems like a good way to crack a pipe soon. That's partly why this month's piece walks through what to actually ask during a home inspection, since a lot of first-timers freeze up and forget their questions once the inspector starts talking.

Did your place come with any quirks you only found out about after you'd already moved in?

Winston's Cafe & Bakery

Napa

A scratch-made breakfast and bagel spot in downtown Napa that turns into Winston's Wok, a Chinese-American pop-up, on Friday and Saturday nights. A solid stop for a weekday coffee or a weekend dinner with a twist.

Test Your Furnace Before the First Cold Night

Test Your Furnace Before the First Cold Night
About 30 minutesEasy

Furnaces sit idle all summer and collect dust, and pilot lights or igniters can fail quietly. If you wait for the first real cold snap to find out something's wrong, you'll be competing with every other homeowner in Napa and Solano for a repair slot, often in a house that's gotten genuinely cold overnight.

1
Set the thermostat to heat, five degrees above the current room temperature, and listen for the burner to kick on within a minute.
2
Pull the filter and hold it up to a light. If you can't see through it, replace it before running the system further.
3
Stand near a vent for the first few minutes of operation. A light dust smell is normal, but a burning or electrical smell is not.
4
Walk the house and check that each room's vents are blowing warm air, not just moving air.
5
Clear boxes, paint cans, or stored items from around the furnace closet or utility space, keeping at least two feet of open space on all sides.
When to call a pro. If the burner won't light, you smell gas, or your carbon monoxide detector chirps, stop and call a licensed HVAC technician right away. Don't open the furnace cabinet yourself.
